Construction has begun on 61 energy-efficient new homes that will help meet the need for affordable housing in rural Cambridgeshire. Stonewater colleagues were joined by partners to celebrate work starting at the Millstone Park scheme in Burwell with a spade in the ground ceremony on 14 April.
The development will create a new neighbourhood, providing high quality homes designed to support a range of housing needs, highlighting the leading UK affordable housing provider’s commitment to protecting rural communities. It will consist of 61 affordable homes, split into social rent and shared ownership tenures for individuals and families looking to establish homes in the local community.
There will be 4 one-bedroom maisonettes, 10 two-bedroom homes, 19 three-bedroom homes and 4 four-bedroom houses available for social rent. In terms of shared ownership offering, the scheme will have 8 two-bedroom homes and 16 three-bedroom houses available.
Stonewater is delivering the scheme alongside Snowdon Homes, a contractor based in the South Midlands, and Calfordseaden, a property and construction consultancy. To reduce the carbon footprint and help customers with their bills, the homes will feature energy saving measures such as air source heat pumps and solar panels.
All homes will benefit from access to outdoor space, with private gardens for houses and shared gardens for maisonettes.
Evans McBruce, Development Manager at Stonewater, said: “Millstone Park is a strong example of how we’re prioritising the delivery of genuinely affordable homes in villages and rural communities, where local people can often be priced out of the places they grew up in or work in. By offering a broad mix of home sizes and tenures, this development is designed to be accessible to a wide range of customers, from individuals and growing families, to those looking to settle long term in the area.
“Alongside high levels of energy efficiency, these homes will help create a sustainable, inclusive neighbourhood that supports the future of the Burwell community.”
John Leydon, Group Managing Director at Snowdon Homes added: “We are delighted to be working in partnership with Stonewater on the delivery of new high quality, affordable homes at Millstone Park in Burwell.
“This development represents an important investment in the local community, providing much-needed social housing that is both sustainable and thoughtfully designed. We are proud to contribute to a scheme that will create lasting social value and support residents with safe, comfortable homes for the future.”
Upon completion, the new development at Millstone Park brings the total number of Stonewater homes across Cambridgeshire to 250. The development is due to be completed in February 2028.
