Stonewater, one of the UK’s leading housing providers, is working with Stratford-on-Avon District Council and CALA Homes Ltd to deliver the much needed affordable homes for local people struggling to find affordable housing in the area.

The £900,000 scheme due for completion in June next year, will provide four three-bedroom houses for affordable rent and a two-bedroom house and one three-bedroom house for shared ownership. The new homes – which will each have two allocated parking spaces and a garden - are being built on a disused site as part of a larger housing development ‘The Arbour’, which will deliver a further 12 three-, four- and five-bedroom homes for open market sale.

To keep residents’ fuel bills low, each property will achieve a Code for Sustainable Homes Level 3 energy-efficiency rating and will be built using a ‘fabric first’ approach, where the building fabric conserves energy rather than relying on renewable energy systems to do the work.

“The severe shortage of affordable housing in Welford, Stratford and across the West Midlands is continuing to drive up the cost of renting or buying a home making it difficult for local people to find suitable accommodation in the area. With the average house now costing £173,378 - which is nearly nine times the average annual wage - home ownership is out of many people’s reach,” said Matthew Crucefix, Stonewater Regional Development Manager. “We hope the six new houses in Barton Road will go some way towards helping local people and their families find good quality affordable housing in the community close to their families, friends and places of work. We are thrilled to be starting construction on these smart new homes and look forward to seeing them taking shape.”

Dan Forrester, Land Buyer for CALA Homes, said: “This is CALA’s second site in Welford-on-Avon following the success of our Hayfield Lawns development and it is another demonstration of our commitment to consulting with the communities in which we build.

“We are delighted to have worked closely with Stonewater and Stratford-on-Avon District Council to deliver this high-quality scheme, which will deliver much needed private and affordable housing for local people.”
