Stonewater will bring affordable homes to new town

Leading social housing provider Stonewater is delighted to announce that it will be offering affordable housing to brand-new town and civil parish Wixams, located in Bedfordshire.

Wixams has been under construction since 2007 and when completed will total at least 4,500 new homes across Bedford borough and Central Bedfordshire. As part of the development, Stonewater will bring 38 high-quality homes to the town – on a site now referred to as Greenlakes Rise – with Morris Homes.

A large portion of the Stonewater homes will be available for social rent, with the remaining ten available for shared ownership. The homes will be a welcome addition to helping the local council meet the demand for affordable housing in the area and support first-time buyers that are looking to get on the property ladder.

Residents at Greenlakes Rise will also benefit from a 35-minute commute into Central London, following approved plans for a new mainline railway station to be built in Wixams – opening up improved employment opportunities for families in the local area.

Chris Montague, Assistant Director of Development (East) at Stonewater said: “Currently, the average house price in Bedfordshire is just over £300,000. With many families migrating into the Borough from London and the surrounding counties, affordable developments like Stonewater’s are important in ensuring everyone has a place to call home. We’re supportive of the Council’s development plans and look forward to seeing the development take shape.”

Stonewater’s properties will be a mix of homes, ranging from one to two-bedroom flats and two to three-bedroom houses for social rent, as well as two to three-bedroom houses, and one detached three-bedroom house for shared ownership.

Stonewater’s shared ownership scheme enables people to buy a share of a property – normally 40 or 50 per cent, although higher percentages are available – depending on affordability and then pay a subsidised rent on the remainder. This gives more people the opportunity to purchase a brand-new home.

On completion, Wixams will be the third largest development in Bedford Borough and will include several ‘villages’ with schools, shops and generous open space and recreational areas.
