Construction begins on 24 affordable village homes in Desford
Construction has begun on 24 affordable village homes at The Paddocks, a brand-new development at Hunts Lane in Desford village, near Leicester. The new affordable homes which are being built for leading social housing provider Stonewater by Bellway Homes, responds to a critical shortage in the area of good quality, low cost housing for local people.
Stonewater is creating the mixed tenure scheme within a larger 61-home development by Bellway Homes. The new Stonewater housing at The Paddocks will provide a mix of 18 one- and two-bedroom homes, all for affordable rent. The Paddocks development will also offer six two-bedroom family houses for shared ownership sale - a part-buy, part-rent scheme which allows purchasers to buy a share of their home and pay rent on the remaining portion. This shareholding can be increased until the home is owned outright.
The new Stonewater homes are due for completion in in July next year.
“At present, Leicester’s open market homes are averaging £156,428*, which is over seven times the average local salary,” says Martin Fox, Development Manager at Stonewater. “Renting in the area is not cheap either, with private rents consuming more than a quarter of people’s take-home pay. These high costs are making it very difficult for local people to find good quality affordable homes close to their family, friends and place of work. This is why developments like The Paddocks, which provide the type of housing local people want, where they want it, are so important to the long-term sustainability of our rural villages and communities like Desford.”
The development, which is within walking distance of Desford’s village centre and primary school, will benefit from several public open spaces onsite, as well as being surrounded by open fields.
The rental homes will be let through Leicestershire’s Council Choice Based Lettings System.
Stonewater is also working with Bellway on 40 affordable homes at Seagrave Road in Sileby which are due for completion in November next year.
