99 affordable homes to benefit local people in Selby
Leading social housing provider Stonewater has celebrated the start of construction on 99 new affordable homes in Thorpe Willoughby, near Selby. The much-needed properties are being built for local people struggling to find housing in the area.
The stylish new homes, which will be available for low-cost shared ownership and affordable rent, are within Miller Homes’ larger 276-home Sherwood Croft development off Leeds Road. Sherwood Croft is within two miles of Selby, with its shops, services and facilities.
The new Stonewater housing community will offer a mix of 39 two- and three-bedroom houses for shared ownership, and 60 two- and three-bedroom homes for rent. All 99 energy-efficient properties have private gardens and parking provision. There will be two landscaped public open spaces with children’s play areas. The rental homes will be allocated through Selby District Council’s Choice Based Lettings System, which prioritises families with a local connection.
“The high cost of housing in the Selby area is forcing many local people and their families out of the community. With the average house price here around £202,700*, more than seven times the local wage, and typical private sector rents a quarter (25.5%) of take-home pay, there is an urgent need for truly affordable housing that meets local needs,” says Bob Clayton, Head of Service (North) at Stonewater.
“We hope that these new homes at Sherwood Croft will go some way towards helping more local people find good-quality accommodation where they need it, at a price they can realistically afford.”
The first new Stonewater homes on this development will be available later in 2017 with the remainder built in six phases until 2022.
Howard Mee, Land Director Miller Homes Yorkshire, says: "We are delighted to be bringing much-needed homes to Thorpe Willoughby and are pleased that we can support a variety of housing needs. The development of 276 homes has been designed to be in keeping with the surrounding area and will benefit from two public open spaces and a children’s play area servicing the needs of the existing and newly created communities.”
Stonewater already owns and manages a number of homes in the Selby District and is currently constructing 30 affordable rent and shared ownership homes in Sherburn in Elmet, as part of Carousel Walk, Strata Homes’ 120-home development.
