40 new affordable homes to be constructed in Sileby
Leading social and affordable housing provider Stonewater met with representatives from Bellway Homes in Sileby near Loughborough, to celebrate the start of construction on 40 new affordable homes on Seagrave Road. The new homes are being built to meet a shortage of affordable housing for local people in the village.
The much-needed homes for affordable rent and shared ownership sale are to be built as part of Bellway Homes’ new Seagrave Park development of 134 homes.
The Stonewater homes will be a mix of 31 two-, three- and four-bedroom houses for affordable rent and nine two- and three-bedroom houses for shared ownership. Those interested in the shared ownership homes will be able to purchase 40 to 75 per cent of their property initially, paying a reduced rent on the remaining share. They also have the option of increasing their share over time and owning their home outright. The rental homes will be allocated through Charnwood Borough Council’s Choice Based Letting System, which prioritises local people who are most in need.
The new homes, which have private back gardens and parking, are being built on former farmland less than a mile from Sileby train station. The scheme, due to be completed in November 2018, will feature a large area of open community space to the south of the development, complete with a multi-use recreation area and a ‘seasonal pond’ which will fluctuate naturally in size as it reduces surface water around the development, preventing flooding. Smaller community spaces will also be created in the centre and north of the development.
“The high cost of rented and open market housing, particularly in rural areas, is forcing many locally-established people on modest incomes to look further afield for places to live. We hope that these new affordable homes at Seagrave Park will help tackle the shortage of affordable housing in Sileby and the surrounding area, helping local people stay close to
their family, friends and places of work, continuing to sustain the local economy,” says Bob Clayton, Stonewater’s Head of Service in the North. “We are delighted to be working with Charnwood Borough Council and Bellway Homes on this attractive new development and look forward to seeing the new homes take shape.”
Highgate Community Primary School, which is next to the Seagrave Park development, will benefit from a new paved playground and playing field, to be created alongside the new homes.
Councillor Paul Mercer, Charnwood Borough Council’s Lead Member for Strategic and Private Sector Housing, says: “I am delighted to see more affordable housing being developed in Charnwood to help meet the needs of our residents. I wish all the new tenants and homeowners the best for the future.”
Steve Smith, Sales Manager for Bellway East Midlands, says: "We are pleased to be handing over the first affordable homes for deserving local families, and we hope they will enjoy being part of a vibrant new community.
“Sileby itself is a wonderful place to live. It's well-connected with a number of amenities accessible both locally, as well as a short drive away in Leicester city centre. The homes here are externally reflective of their traditional village setting, while internally being perfectly suited to a modern family lifestyle.
“We look forward to welcoming people top their new homes over the coming weeks and hope our new residents enjoy their homes at Seagrave Park."
Stonewater is also working on a nearby development of 24 new affordable homes for rent and shared ownership at Rainbow Meadows in Hamilton which is due to be completed early next year.
