A new development with sustainability at the forefront has begun, to feature MMC elements and benefit from high energy ratings.

Date published: 11 May 2026

Leading housing provider Stonewater has begun development, in partnership with contractors, Snowdon Homes, at a new affordable housing site in Old Stratford, West Northamptonshire.

Once completed, the scheme will consist of 32 affordable homes and is being produced in partnership with consultants Thornton Firkin, along with West Northamptonshire Council, Old Stratford Parish Council and Snowdon Homes.

The scheme will be made up of a range of tenures to meet the varying needs of future customers. Properties available for social rent will consist of 8 one-bedroom houses, 4 two-bedroom houses, 5 three-bedroom homes, 3 four-bedroom houses and 2 two-bedroom bungalows. There will also be 4 two bedroom and 6 three-bedroom homes available for shared ownership.

Sustainability is at the forefront of the plans for the site, with all homes due to feature air source heat pumps and solar panels (where elevation allows). All homes will achieve a high energy rating and will also benefit from electric vehicle charging points.

The development will use elements of MMC (modern methods of construction), such as precast insulated floors, engineered timber joists & trusses, prefabricated stairs and drainage elements. The units will be made by traditional cavity masonry construction.

Land adjacent to the site will feature a public footpath bounded by the River Great Ouse and is being gifted to the Parks Trust for public benefit, by creating accessible public open space and biodiversity enhancement along the river.

Marie Riordan, Director of Development (South & Central) at Stonewater, said: “The Meadows is a great example of how we’re working with local partners to deliver high-quality, affordable homes that meet genuine local need. By using modern methods of construction and embedding low carbon technologies, we’re not only increasing the supply of much needed homes in Old Stratford but also ensuring they’re efficient, sustainable and affordable to live in for the long term.

“We’re pleased to be bringing forward a mixed tenure development that supports local priorities while creating a well-designed new community, with lasting environmental and social value.”

John Leydon, Group Managing Director at Snowdon Homes, said: “We’re proud to be working alongside Stonewater to deliver this new development in Old Stratford. This scheme reflects a shared commitment to building high-quality, sustainable affordable homes that respond to local need, while also enhancing the wider area through modern construction techniques and improved public space. We look forward to seeing this development take shape and make a lasting positive impact for the community.”

The development will also benefit from a piece of public art, in accordance with Stonewater’s public art initiative, to create a central shared space for customers.
