Stonewater is set to deliver 124 much-needed energy-efficient homes in Sussex next year.
It will provide a mix of 30 one-, two-, and three-bedroom flats, as well as 94 two-, three- and four-bedroom houses in both semi‑detached and detached styles.
A fully affordable scheme, the homes will be offered for affordable rent, social rent and Rent to Buy tenures.
All the homes will be built to modern energy-efficient standards, achieving EPC ratings of B or above. The homes will be fitted with air source heat pumps and PV solar panels to lower customer bills and help them live more comfortable lives.
The scheme will also include green spaces, retained trees and hedgerows, and improved pedestrian and cycle connections to help create a sustainable and well‑connected community.

Marie Riordan, Director of Development at Stonewater, said: “We’re thrilled to be bringing forward this important development in Lower Horsebridge and to be working in partnership with Thakeham to deliver it. Collaborations like this play a vital role in tackling the shortage of affordable housing and helping ensure that local people can remain in the communities they love.
“This scheme will deliver 124 high‑quality affordable homes, reflecting Stonewater’s commitment to sustainability, biodiversity and providing homes that support healthier, more connected communities. By integrating net zero carbon principles and improving links for walking and cycling, we’re investing not only in housing but in the long‑term wellbeing of the area.”
Thakeham Partnerships Director, Dan Cornelius, added: “We are delighted to be working alongside our valued partner Stonewater to deliver these much‑needed homes. Thakeham has a strong track record in creating communities that enhance local areas, and we look forward to starting on site in the Spring.”
Construction is due to start in Spring 2026, with completion expected within 24 months.
