Stonewater named one of UK's Biggest Builders

Inside Housing named Stonewater in the top 10 for housing associations building the most homes around the country.

Stonewater has secured its place as one of the top 10 Biggest Builders in the UK, reaffirming its role as a leading force in delivering affordable, sustainable housing across the country.

In 2024/25, Stonewater completed 1,043 new homes, the 8th highest among housing associations on Inside Housing’s Biggest Builder’s list.

Of these, 637 were offered for social or affordable rent, ranking 6th among those in the top 10.

Nearly a quarter of these new homes achieved an EPC A rating, with an overall average of EPC B—demonstrating Stonewater’s commitment to energy efficiency and reducing household bills for customers.

Among them is Stonewater’s recent development in South Petherton, Somerset, where 30 ultra-efficient homes were built to Passivhaus standards. The project was shortlisted for both Sustainable Development of the Year and Affordable Housing Development of the Year in local property awards.

Jonathan Layzell, Chief Executive at Stonewater, said: “We are delighted to have retained our place in the top 10 Biggest Builders table for another year. 

“In 2024/25, we completed over 1,000 new homes for customers across the country, bringing our total number of homes to over 40,000 – a significant milestone in what is our tenth year of operating since we were formed in 2015.

“While the total number of completions figure has reduced slightly from 2023/24, our development pipeline is strong and reflects a recalibration of delivery timescales and evolving market conditions, planning delays and continued pressures on building costs.

“We look forward to continuing to build safe and sustainable homes for customers in communities across England that allow customers to feel at home and thrive.”

This announcement comes just a day after the Government unveiled its 10-Year Infrastructure Strategy, which Stonewater has welcomed as a bold and much-needed framework for future investment in housing and infrastructure.

Key highlights of the Government’s strategy include:

  • Reform of planning institutions to speed up housing delivery
  • Creation of a National Housing Bank to unlock affordable homes
  • A digital Infrastructure Pipeline for transparency and long-term planning
  • A £9bn annual Maintenance Fund to protect public assets
  • Launch of NISTA – a new national body to improve delivery and coordination

With a headline capital commitment of £725 billion, the Strategy aligns with Stonewater’s mission to build safe, sustainable homes and support thriving communities.

Jonathan added: “The long-term commitment set out in this Strategy is a positive signal for the housing sector and for the communities we serve.

“With a stronger framework for planning, delivery and investment, we now have an opportunity to accelerate the development of affordable, energy-efficient homes and create real value for people and places.”
